A DEVELOPMENT of 290 homes on the edge of Ross-on-Wye has taken a step closer to the start of building work.
Edenstone Homes Ltd has applied for planning permission for reserved matters for a development to the east of Ross, next to the A40.
Outline planning permission was given to the development in June 2014 but the Section 106 contributions were not confirmed until last year.
The latest application puts forward the details of the development, which means if they are approved, building can then start.
The mix of houses on the open market include 12 two-beds, 52 three-beds and 125 four-beds.
There are 101 affordable homes which includes 18 one-beds, 40 two-beds, 40 three-beds, three four-beds.
The majority of residential development is focused to the west of the site, fronting the A40, close to the residential development on the Court Road Estate and permitted Chase Wood View development.
Developers have also applied to build a new community building on the north-eastern part of the site.
Vehicle access to the site is from the A40 and a new arm off the existing roundabout built as part of the Persimmon Tanyard Lane scheme/Chasewood Viewdevelopment with a second “compact” roundabout located approximately 115m to the south of the A40/A449 roundabout to the north.
There will also be a community orchard, electric car charging points and gym equipment on site.
Richard Kelso, land director for Edenstone Homes, said financial contributions will include £1,396,000 towards pre-school and primary education; £435,000 for a bus service and other transport measures; £143,000 for sports facilities and £15,000 for recycling.
He said: “The abundance of open space will include a pond and wetland area as well as formal and informal play areas. We also want to create a jogging trail around the site perimeter with gym equipment at various points so that people can pursue an active lifestyle.
“At the heart of the site will be a community building, providing a focal point and somewhere people can come together perhaps for residents’ meetings, yoga classes or parent and toddler sessions.”
Richard added: “There will be a wide range of house types to meet the demands of the local housing market including 18 private sale bungalows.”
Over 100 of the 290 properties will be affordable homes and subject to planning consent being received in the summer, work on site could start in early autumn of this year.
