A HOUSE built almost 400 years ago has hit the market for the first time since 1976 – and it has its own swimming pool and tennis court.
The unusually-shaped five-bedroomed farmhouse was built in 1636, but into the 21st century it became dilapidated and was on the verge of being demolished.
But the present owners bought the house, near Ross-on-Wye, in 1976 and lovingly refurbished.
The Y-shaped house, bar a later addition incorporating the rear hall and rooms above and below, is Grade II listed.
During the refurb, the roof was raised and re-roofed, and new plumbing, electrical wiring and underfloor heating was installed in various rooms such as the family room, hall, games room and office.
The Zoopla listing says the windows of the house, which comes with a £1.35 million guide price, were replaced and walls insulated and in some rooms panelled.
Beautiful gardens were created and the swimming pool and tennis court built at the house in Goodrich.
All the trees and woodland around the garden and on the land were planted at this time as well.
Inside, the hall has an open fireplace, panelled walls and the main staircase as well as the staircase to the lower ground floor. There is a door to the garden opposite.
Agents Knight Frank says the dining room has a panoramic bay window, open fireplace and links, via the utility room/butler's pantry, to the kitchen with its large inglenook fireplace, Aga and back stairs.
Off the rear hall, there is a separate cloakroom, stairs to the lower ground floor, office and pantry. Stairs from the hall lead down to the family room and through to the games room with an external door and wine cellar, beyond which is the boiler room and staircase returning to the back hall.
Off the first floor landing is a small study which could also be a bedroom. The snug is an attractive room with an open fireplace, a hidden staircase to the top floor and a library off, which is above the porch.
The drawing room has greater views from its panoramic bay window, as well as an open fireplace. This room once was the principal bedroom and a bathroom could be added.
There are also two bedrooms off the rear landing and two bathrooms. On the top floor there are three bedrooms and a bathroom off the central landing, with the back stairs leading directly into one of the bedrooms.
The significant roof space is accessed from this landing.
The attractive terraced walled gardens surround the house.
A central feature is a solar dome standing on the main level lawn good also for a marquee and which is edged with deep rich borders.
The swimming pool is in a secure area with a safety cover and the tennis court is outside the main garden.
Above the garden is a maturing woodland, mainly of oak, ash, beech and some cherry planted around 1990. At the top of the drive is a double garage and the useful multi-purpose modern portal framed farm building with its workshop, stock pens and ample storage areas.
There are three paddocks one leading directly from the farm building is one grass paddock. Below this and accessed off the lane and divided by the Luke Brook with its bridge crossing, is a further grass field.
Beyond the garden and accessed either off the drive or the field entrance is a further paddock planted with some specimen trees including a liquid amber. The three paddocks total just over 10 acres.
