AN "ATTRACTIVE" Grade II-Listed Herefordshire farmhouse which is thought to date back to the 1700s is for sale for £1,725,000.
Agents Savills said on Zoopla that the home comes with a range of converted outbuildings that provide income, and the current owners ran it as an award-winning bed and breakfast for 14 years.
Those owners, agents said, are only the third family to own Bodenham Farm – with it thought to date back to the mid-16th century.
The farmhouse, in Much Marcle between Ledbury and Ross-on-Wye, was updated in Georgian times to reflect the major refurbishment at Homme House, a large country house opposite.
"The farmhouse is Grade II-Listed and consists of smooth rendered elevations under a pitched tiled roof with substantial brick chimneys at either side," the listing said.
"Worthy of note are the dentil corniced eaves and triangular pitched dormer section with Lunette window.
"The principal elevation features elegant timber windows with arched tops and a substantial and original timber front door with two glass panels above.
"The property has formal access via the front door and day-to-day access via the side door."
The ground floor is made up of a good-sized entrance hall with elm flooring and detailed cornicing with the two principal reception rooms flanking.
The drawing room features an ornate fireplace, elegant cornicing, exposed beam and a charming window seat.
The dining room is situated opposite again featuring a window seat, impressive marble fireplace and exposed wooden floors.
An attractive sitting room is situated beyond and adjacent to the kitchen with exposed beams, impressive fireplace with wood burning stove and two sets of French doors leading to a side courtyard.
The kitchen and breakfast room itself is bright and welcoming with a quarry tiled floor, a wealth of floor and wall-mounted cupboards with views to the side and rear of the property.
Day-to-day access is via the side entrance beyond the kitchen which leads to a good-sized utility and drying room with separate cloakroom adjacent.
The first floor has a pleasant landing area and three bedrooms with en suite facilities and one further bedroom. The second-floor level has a large landing enjoying light from the attractive Lunette window and two bedrooms together with shower room.
From the main hallway, stone stairs lead down to a good-sized dry cellar and secure external access.
There are also three outbuildings, two of which provide accommodation.
In all, Bodenham Farm consists of four listed buildings and is accessed via a private driveway with paddocks on either side leading up to parking areas of the period outbuildings and the main driveway to the farmhouse with further parking to the side.
The farmhouse features a semi-circular parking area to the front with a low-height brick wall and stone steps leading to a large lawned area.
To the south side of the farmhouse is a lovely courtyard providing good alfresco entertainment space with timber and secure storage. Beyond the courtyard are tiered raised vegetable beds.
Two useful paddock areas provide grazing space for animals and to the rear of the plot is a pretty banked wooded area with a treehouse.
