A CLOSED Herefordshire pub is up for sale as a 'development opportunity'.
The Tram Inn, on the B4348 in south Herefordshire, is on the market with agents Sunderlands for a guide price of £350,000.
The agents said the freehold site comes to 0.96 acres and includes a large open area of hard standing and a paddock, a vacant industrial unit and the empty pub, offering a 'prominent' residential or commercial development opportunity in an established trading location.
The pub has not been in use for a number of years, the agents said, and benefits from a number of small outbuildings to the rear and a small parking area.

It has a bar area with residential accommodation to the rear and upstairs.
The steel-framed industrial unit comes complete with three-phase electricity connection and water supply, and has direct access from the road.
There are also two open areas of land with potential for further development subject to planning, Sunderlands said. The area to the front comprises level hard standing, while the area of ground to the rear is a mix of concrete, crushed hardcore and grass.
