A CHARACTERFUL pub in a Herefordshire village is looking for new owners.
The Balance Inn in Luston is on the market with agents Sidney Philips.
Landlady Elizabeth Ravenhill said the pub has been put on the market as she is ready to retire, and it is now available for sale (freehold) at £395,000 or leasehold at £28,500 plus annual rent.
The inn is described as a "charming and characterful rural pub with everything you would expect in the Herefordshire countryside."
It comes complete with exposed beams, open fires, and an "unspoilt interior".
The current owners serve up a range of local ales from Wye Valley Brewery, Hobsons, and Ludlow, alongside guest ales from both near and fire.
They also offer a range of stone-baked pizzas and handmade burgers along with pub classics including steaks, curries, pies, and bar snacks.
The pub has a three section bar and restaurant facilities, a games and function room, and four bed owners accommodation.
Outside are good-sized gardens and car parking.
