A 1.5 acre parcel of land in Marstow, with planning permission to covert a barn to create a four-bed detached home and replace an existing chalet with a two-bedroom detached bungalow, is on the market with agents Hamilton Stiller at a guide price of £600,000 for the whole lot.
Additional land of up to 16 acres is also available by separate negotiation, the agents said.
The agents said the sale offers a "rare and great development opportunity" in the Wye Valley AONB, with the site offering sweeping views of the surrounding countryside.

The site is currently occupied by a detached agricultural barn and a detached two-bed chalet, which has electric, water, and oil connections. The full plans to replace the chalet and convert the barn are available to view on the Herefordshire Council planning portal web page.
The barn, with approximately half an acre of land, is available for £350,000, while the chalet, with approximately one acre, is available for £250,000.
Marstow offers an outstanding village show, coffee shop, dentist, pubs, and junior school, the agents said.
