Plans have been put forward to create three new five-bedroom hop kiln-style houses at a Herefordshire farm.

A planning application by Mr T Farbon of Cold Green Farm, Bosbury near Ledbury proposes the three-storey homes would replace Dutch-style steel barns at the farm.

This would be instead of a previous plan approved in 2021 to convert the barns to five flats. An earlier approval from 2019 permits conversion of adjacent traditional hop kilns, also to five flats.

Of a T-shaped layout, the proposed new houses would, according to the application, “reflect the appearance of, and pay due regard to, the hop kilns, providing a contemporary interpretation of their traditional conical roofs and top cowl”.

Accompanying plans show all five bedrooms, including the two in the towers, with en-suite facilities, while the master bedroom would also have a dressing room attached.

New landscaping would be introduced to the front (south) side of the three, while an existing shed would be retained as shared cycle storage and recycling point.

Pre-application advice from Herefordshire Council “confirms that the principle of the proposed new dwellings is supported given the realistic fall-back position provided by the prior approval for the conversion of the steel barn”, the application adds.

An adjacent farmhouse, not part of the application, dates from the 17th century and is grade II listed. The hop kilns are not listed.
