A DERELICT farmhouse is to be demolished, with the site it stands on going up for sale as a building plot.

The building plot at Lower Butterley Farmhouse in Thornbury, near Bromyard, is on the market with agents Sunderlands with a guide price of £275,000 to £300,000.

The current house on the site was last occupied in January 2019, according to a planning statement submitted to Herefordshire Council in October 2020, at which time it was said to be in "a poor state of repair", and no longer weathertight.

The 0.76 acre plot comes complete with planning permission for a five double-bedroomed detached house, the agents said.

Some of the materials used in the construction of the existing farmhouse, which is set to be demolished, will be available for the purchaser to use or will be cleared by the vendors. 

This includes stone, brick, slate, and timber, the agents said.

The proposed replacement house would include a lounge, hall, home office, dining toom, dining kitchen, utility, and toilet on the ground floor.

The five double bedrooms, three with en-suite shower and toilet, would be on the first floor, alongside a family bathroom and linen room.

The plans also propose a single-storey garage for the new property.

Sunderlands said it is understood that mains water is available for connection adjacent to the property, and that there is an existing private septic drainage system which is to be replaced with a new private treatment plant within the property boundary.

The vendor will allow provisions to be made if necessary for rights to be granted over the field immediately joining the east of the plot for spreader drains, the agents said.

The plot is to be sold by informal tender, with the deadline set at noon on Friday, November 3.
