A BUILDING with permission to create two new apartments in a busy Hereford street is heading to auction next week.
The freehold building in Eign Gate is currently home to Munch Inn on the ground floor, which pays annual rent of £15,000.
Number 21 Eign Gate will have a guide price of £250,000 to £275,000 when it appears in Bond Wolfe's live-streamed auction on October 26.
Colin Totney, land and development surveyor at Bond Wolfe, said: “This freehold building comprises a ground floor commercial investment together with vacant upper floors which benefit from planning consent to convert existing accommodation into a pair of two-bedroomed apartments.
“The ground floor is currently let for restaurant use at £15,000 per annum, on a 25-year lease with RPI growth from March 2022.

“The property is in an area of high footfall and is immediately adjacent to the Ryman stationery store, with other nearby retailers including Café Nero, Shoe Zone and Superdrug.
The ground floor has 934 square feet of space, with 450 square feet on the first floor and another 452 square feet on the second floor, Bond Wolfe said.
Planning permission to create two apartments out of an existing apartment on the first and second floors was granted by Herefordshire Council on August 24, 2023, subject to conditions.
The Hereford property is just one of 170 lots appearing in Bond Wolfe’s next auction, which will start at 9am on Thursday, October 26.
