A new two-bedroom flat is planned for in the historic heart of a Herefordshire town.
A Mr G Mason is seeking planning permission (number 240224) to convert the upper three floors of 11 High Street, Ross-on-Wye, overlooking the town’s 17th-century Market House, which are currently used as offices.
The early-19th century building itself is grade II listed, requiring listed building consent (240225) for the conversion also.

There would be “very minimal” alterations to its exterior, the application says.
A new external door accessed by a metal staircase would be installed in place of a window to the rear, this area becoming an internal courtyard providing bin and cycle storage for both flat and shop.

The front of the building would be re-rendered and a new sign board installed – the details of which would according to submitted plans be “confirmed with the new occupiers” of the shop, most recently a ceramics studio.
Inside, a staircase would be removed between the shop and the first floor, and a new kitchen and toilet would be created within the current shop space. The third-floor loft space would become a bedroom or study.
