A planned house beside the river Wye in Hereford could be built, 35 years after permission for it was granted.

A 1988 planning application sought permission for six new houses in Villa Street, Hunderton, immediately beside the river opposite the Hinton FC sports ground.

Though initially refused, the bid was granted permission on appeal. But only five of the houses were built.

Now David Morffew of a neighbouring property has applied (number 240635) to Herefordshire Council for a certificate of lawful development confirming he can still go ahead and build on the remaining, sloping plot between numbers 2 and 6 in the street.

Ordinarily, planning permissions come with a condition that they will expire after three years of inactivity. But if it can be shown that work has started on a scheme, there generally is no time limit within which it has to be completed.

“The original approval for the six dwellings in its original state remains extant, with no alterations, or orders revoking or modifying or discontinuing (it),” Mr Morffew’s application says.

Accompanying plans from the original permission show the as-yet unbuilt house would be similar in design to its two neighbours, with a one-and-a-half-storey street frontage and an extra, lower level to the rear accommodating two of the house’s four bedrooms.
