LAND with its own natural spring and area of woodland is up for sale in Herefordshire.
The parcel of land, which totals around 17.78 acres, boasts roadside access and is for sale with agents Sunderlands with a guide price of £170,000.
Sunderlands said around 16.82 acres of the land, near Orcop, is permanent grassland, with the remainder broadleaved deciduous woodland.
It is partly fenced with stock fencing and barbed wire, and has an established hedgerow surrounding the boundary.

The agents said there is no mains water or electricity connected, but that they understand that the field benefits from a natural spring water supply.
The land, in Orcop Hill, south of Hereford, is in an elevated position with far-reaching views and offers access to a range of scenic walks with footpaths leading into the neighbouring areas of Garway and St Weonards.
Viewing may take place on foot at any reasonable time during daylight hours with a copy of the sales details to hand, Sunderlands said, but prospective purchasers are asked to respect the land and take care when parking, and to ensure gates are closed and latched properly.
The land is to be sold freehold with vacant possession.
