A large Herefordshire garden surrounded by new housing could itself be developed to provide a further eight homes for open market sale.

A Mr Birchley of Shark House, Clehonger southwest of Hereford has applied for outline planning permission (number 240881) for the eight in the house’s garden of just under an acre.

They would likely be a mix of two-, three- and four-bedroom detached and semi-detached houses. But their design, layout and landscaping would be detailed in a further planning application.

It is expected they would all give off a central spine road which would use existing access onto the B4349 Kingstone road.

Clehonger is a priority for new rural housing, according to county planning policy.

An estate of 90 affordable and shared-ownership houses to the north and east of the garden site has recently been built for Stonewater Housing – a scheme reluctantly agreed to by councillors in 2021.

While the village has already passed the minimum new housing figure set in its neighbourhood development plan, “adopted planning policy and recent appeal decisions have confirmed there is no policy cap on development”, the current application says.

Extra housing would boost “the sustainability of existing facilities, services and amenities and the future vitality of the village”, it adds.
