A charming Herefordshire pub has been put on the market, but it has been some time since it was anyone's local.

The Newtown Inn, in Lower Eggleton near Ledbury, is to be auctioned next month, with a guide price of £120,000.

Owners Charles and Susan Willmott moved in and converted the two-storey property into a home in around 2012, but failed to get planning permission to do so.

After several failed planning applications to rightfully convert were denied, and resubmitted plans were thrown out by a planning inspector, the pub was previously placed on the market in 2021, for £295,000.

Now on the market with estate agents Sunderlands, the agents have described the sale as a possible redevelopment opportunity for future new owners.

The pub fronts the busy A4103, and is near the Newtown Cross petrol station.

The commercial property contains a large sitting and dining area, which was originally was originally a bar, along with additional accommodations such as kitchens, studio rooms and an adjoining store which was "clearly" the beer cellar for the public house.

At the upper floor level, the living accommodation now contains four bedrooms, with two of them containing ensuite facilities. A bathroom and a toilet with a separate shower cubicle can also be found on the upper floor.

Outside is a parking and access area, which the agents said was used when the pub was open, but also serves as a right of way to other premises.

Behind the property is a more private formal garden area, which the agents said is "somewhat overgrown at the current time".
