A plan to create a new three-storey home with a roof terrace in the middle of Hereford has been passed by county planners.

Prime Design wanted to build upwards a single-storey building, currently an office, kitchen and lobby within a small enclosed yard attached to 6 St Peters Street, but accessed from the adjoining Offa Street.

Plans accompanying its bid showed the office replaced by a lobby accessed from a new door onto Offa Street, along with a new stairwell and bedroom.

A lounge and kitchen was to occupy the new first floor, there would be two more bedrooms on the second floor, while the stairs would continue up to a roof terrace above.

The proposed cladding of the new building was changed during the consultation process, from render and composite to red brick to better match the existing building, while a brick parapet around the rooftop terrace was also added.

With these changes, and with no outstanding objections from specialist consultees, planning officer Josh Bailey concluded that the proposal “upholds the high standard of design in the context of the townscape”, with “no adverse impact on heritage”.

The lack of associated parking was “entirely appropriate for this type of accommodation in the heart of the city”, with car parks nearby if needed, he added.

Full planning permission was granted, conditional an archaeological survey, provision of cycle parking, and materials being approved.
