A CLOSED Herefordshire pub is set to head to auction next month.

The Crown Inn in Colwall, which is currently closed, is being marketed by agents Bond Wolfe with a guide price of £250,000.

The agents have described the pub as a "former public house", however it does not appear that any change of use application has been made to planners at Herefordshire Council. Without permission for a change of use, the building remains a public house.

The last planning application listed for the pub on Herefordshire Council's planning portal was for a ground floor extension, smoking shelter, three 'eating pods' to the rear, and the retention of two shipping containers for storage purposes in 2021.

The pub, which will go up for auction on December 11, is a detached two-storey building with a large single-storey extension.

Inside, it has a large bar and lounge a restaurant area with a bar servery, a commercial kitchen, toilets, and stores on the ground floor.

Refurbishment works, including rewiring, new plumbing, replastering, new bathroom fittings, and partial new flooring and decoration, have been carried out on the first floor, which has two bedrooms with an ensuite shower room and toilet.

There is an additional area upstairs that could become a private flat with a kitchen and living area, a shower room and toilet, and a bedroom, the agents said.

Outside is a beer garden and car park.

The agents said the freehold pub stands on a "generous plot considered suitable for a variety of alternative uses", including residential, subject to obtaining appropriate planning permission.

The pub stands in a prominent spot on the B4218 Walwyn Road, near to the junction with Stone Drive and Lockyear Close in Colwall.

It is being sold freehold with vacant possession upon completion, and offers may be considered prior to the auction. 

The Crown Inn is one of a number of closed Herefordshire pubs to go up for sale as "former" pubs in recent months. 

Elsewhere, the closed Lamb Inn at Stoke Prior, which is at the centre of a planning row over its owners plans to convert it into a residential property, is being marketed as a "former village pub" for £630,000, despite not having permission for change of use.

And the closed Newtown Inn at Newtown Cross which, like the Lamb Inn, has been the subject of previous failed attempts to gain permission for change of use, is also up for sale as a "former pub".
