IN Ross-on-Wye as estimated 150 dwellings are earmarked for land at Tanyard Lane with access from the A40 coupled with additional pedestrian links to the town centre and new business park under the Unitary Development Plan.

The site lies adjacent to the flood area of the Rudhall Brook and a surface water limitation scheme would be needed to the satisfaction of the Environment Agency and the council's engineering department.

Developers would also be expected to contribute to the costs of improving Overross roundabout and possibly towards sewerage costs.

The former Alton Court Brewery off Station Street and within the town's conservation area is allocated 30 dwellings. A scheme of high quality is required.

Welsh Water says a mains sewer will have to be diverted.

A flood risk assessment was needed to show which area could be developed and to show how the development could be protected from flooding.

Development was constrained by the capacity of the public sewerage system and developers may be required to fund improvements if building started before Welsh Water undertook the work.

At Cawdor Gardens, 30 dwellings could go on the 1.7-hectare site off Greytree Road. Previous planning permission has expired but development, including affordable housing, would be supported. Cawdor arch needed to be protected and made a feature of the site and allotments on the site should be retained or provided elsewhere.

Another 60 homes are scheduled for a 2.6-hectare site at Vine Tree Farm off the Walford Road, opposite the Vine Tree public house.

A nearby dairy unit has been given permission to relocate to Arbour Hill. The site lies within an area of outstanding natural beauty and high quality design will be needed. Stone barns adjacent to the main road will need to be protected and made a feature in order to maintain the rural approach to Ross-on-Wye.

Developers will be required to contribute towards upgrading open space provision and the improvement of a cycle way.

Herefordshire Council has changed its mind about the location of a site for employment provision in Ross-on-Wye

It has now identified land north of the A40 at Model Farm and deleted a site at Overross, which was an original choice.

The new location covers 10 hectares and is said to be at an important entrance to the town and is scheduled for high quality development for B1, B2 and B8 uses.

Ground and water sources will have to be protected and a pond integrated in to a scheme.

The developer will be expected to contribute to an improved Overross roundabout and the creation of suitable pedestrian and cycle connections between the site and town centre. A comprehensive landscaping scheme will be a key element.
